An HVAC system usually fails at the worst time: a 95-degree August afternoon or the first hard freeze. That's when people sign the first quote they get. A little preparation helps you tell a fair quote from a rushed one. This post uses HomeGuide's national cost guides as a reality check, then adds the rebates, permits and local factors that change the number around Nashville.
The three kinds of replacement
HomeGuide's HVAC cost guide (Aug. 27, 2025) breaks replacements into three packages:
| Package | What it includes | HomeGuide range |
|---|---|---|
| Change-out | Replace the main components (furnace and AC, or heat pump and air handler) on existing ducts | $5,000–$11,000 |
| With ductwork | New equipment plus new or replaced ducts; 3 to 5 days | $7,000–$16,000 |
| With add-ons | Equipment and ducts plus add-on equipment; 4 to 7 days | $9,500–$18,500 |
HomeGuide's heat pump guide (Oct. 30, 2025) adds that new ductwork runs about $40 to $65 per linear foot, and that permit fees for a heat pump install range from about $50 to $300+, depending on location.
Most homeowners with working ducts need a change-out. The other two packages are worth it when ducts are leaking, undersized or falling apart. Have them checked, especially in attics and vented crawl spaces.
What moves the price
System type. A heat pump, a furnace-plus-AC, a dual-fuel system and mini splits all price differently. Our heat pump vs. gas furnace comparison lays out HomeGuide's ranges for each.
Size and efficiency. Bigger tonnage and higher SEER2 cost more upfront. In TVA's program, efficiency also decides the rebate. A 17+ SEER2 heat pump gets $800, and a 15–16.99 SEER2 unit gets $500.
Ducts. Leaky or undersized ducts make even new equipment perform badly. HomeGuide's duct sealing guide (Oct. 21, 2025) puts duct sealing at about $1,000 to $6,000, and TVA offers a $300 rebate on duct sealing and insulation.
Location of equipment. Attic air handlers, tight crawl spaces and long refrigerant runs take more labor.
Electrical and gas work. Switching from gas to a heat pump can mean a new circuit or panel work. Adding gas can mean a new line.
Timing. Emergency replacements in peak season leave less room to compare. If your system is old and struggling, get quotes in spring or fall.
Rebates that cut the price
TVA EnergyRight rebates, as listed on Oct. 20, 2026, through a Quality Contractor Network member:
- heat pump: $800 (17+ SEER2) or $500 (15–16.99 SEER2);
- ductless mini split: $800;
- central AC: $400 (17+ SEER2) or $200 (15–16.99 SEER2);
- HVAC tune-up: $50;
- duct sealing and insulation: $300.
The contractor files the rebate for you. The federal 25C credit ended for work after 2025. See our TVA rebate guide.
Permits around Nashville
HVAC replacements need permits nearly everywhere. Some local examples:
- Gallatin's project list shows an HVAC changeout needs a mechanical permit and an electrical permit, each with a final inspection.
- Springfield lists replacing an HVAC system among work that requires a permit.
- La Vergne handles permits and inspection requests online, and next-day inspections must be scheduled by 2:00 p.m.
- In Thompson's Station, gas appliance vents must be UL 1738 listed. See Thompson's Station.
Your contractor should pull the permit and be there for the inspection. A quote that says "no permit needed" for a full replacement is a red flag.
How to compare quotes
Ask every contractor for:
- a load calculation (Manual J) rather than size-for-size replacement;
- the model numbers for the outdoor unit, indoor unit and coil, and the matched SEER2 rating;
- what happens to the ducts: inspected, sealed, modified or replaced;
- the permit and who pulls it;
- whether they're in TVA's Quality Contractor Network and will file the rebate;
- warranty terms for parts and labor, and whether registration is required;
- removal and disposal of the old equipment.
Check licenses on Verify. A replacement of $25,000 or more needs a state contractor's license, and HVAC contractors also need the right trade licensing. See our license guide and the full HVAC guide.
Frequently asked questions
How much does it cost to replace HVAC in Nashville?
We don't have a Nashville-only figure. HomeGuide's national range (Aug. 27, 2025) for a change-out on existing ducts is $5,000 to $11,000, and $7,000 to $16,000 with new ductwork.
Do I need a permit to replace my AC or furnace?
Almost certainly. Gallatin and Springfield list HVAC replacement as permit work, and Metro Nashville requires trade permits. Your contractor should pull it.
How do I get the TVA rebate?
Hire a TVA Quality Contractor Network member. They submit the rebate, and you get a redemption code by email.
